The year 2025 is off to a busy start, and CAI is already tracking more than 900 bills at the state level directly impacting community associations. Some of the best parts of this work are helping advocates nationwide develop strong relationships with their state and federal legislators, enhance their advocacy skills and knowledge, and establish themselves as subject matter experts for legislators working on issues related to homeowners associations, condominiums, and housing cooperatives.
The number of community associations in the United States is significant and growing, increasing the need for legislation that supports the community association housing model and helps homeowners thrive. Here are some key points to consider:
- Community associations currently house 77.1 million Americans and comprise 33% of the U.S. housing stock.
- An estimated 3,000 to 4,000 new condominium communities and homeowners associations will be built in 2025.
- The total number of U.S. community associations is expected to grow from 369,000 to as many as 373,000 by the end of 2025.
Though the media may sometimes tell a different story, people who live and work in community associations across the country overwhelmingly enjoy their experiences. Community associations increase property values and reduce strain on public services. Here are some key points to consider:
- Americans living in homeowners associations, condominiums, and housing cooperatives say they’re overwhelmingly satisfied in their communities, with 89% of community association residents rating their overall community association experience as very good or neutral.
- Nearly 45% of American homebuyers who were told their home was in an association reported increased interest in the property.
- Homeowners associations focus on preserving the neighborhood and enhancing efficiencies and can protect and increase property values by as much as 17%.
- Associations, managed either entirely by volunteers or by management companies, provide services like trash pickup, street paving, and utilities to residents and reduce strain on public services.
