CAI has nearly 500 volunteers serving on state legislative action committees. Whatever legislation community associations are facing, it’s likely navigated successfully by advocates in another state. In 2025, all 50 states are convening legislative sessions in their state capitols. Currently, LACs are reviewing and developing policy stances on almost 100 pre-filed bills directly impacting community associations.
CAI developed resources to assist with advocacy and lobbying efforts in 2025 and set up an online community to make it easy to connect with people across the country who also are advocating for the community association industry.
2025 State Legislative and Policy Priorities
CAI’s 36 LACs continue to lead conversations with state legislators and other stakeholders encouraging new laws mandating reserve studies, funding, and building inspections that will bring about more financially secure condominium associations and greater structural integrity.
CAI analyzed historical trends from recent years, the political climate, and conversations with lawmakers, industry experts, and LAC chairs, and outlined state legislative priorities here.
Legislative Tracking Reports
Every day, CAI tracks state legislation for newly introduced or amended bills that impact community associations and generate dynamic, up-to-date reports. Public Policies
When an issue arises that impacts CAI members, we develop a public policy position to guide you and homeowner leaders. Members can propose a public policy for consideration to the CAI Government and Public Affairs Committee and CAI Board of Trustees. LAC members are responsible for promoting and following CAI’s public policies at the state level. Find a list of public policies here.
Grassroots Advocacy Campaigns
CAI has a full suite of tools to facilitate state LACs’ grassroots advocacy efforts, making it easy to engage and advocate on your association’s behalf. We can help LACs draft an email or develop a social media campaign that encourages CAI members to contact their elected officials about legislation during the 2025 state legislative session. Here is an example of a current campaign CAIis promoting to support the Disaster Assistance Fairness Act of (H.R. 3777).
Legislative Action Committee Exchange Group
The CAI LAC Exchange is the only place to ask questions, get answers, and share expertise on legislative and policy topics with fellow committee members across the country. Constituents in Your Communities
Direct constituent interactions have more influence on lawmakers’ decisions than any other advocacy strategy. After all, politics begin on the local level. Inviting elected officials to interact with your community will put faces behind the issues and make CAI a more effective advocate when we meet with legislators throughout the year.
