CAI Advocacy is reflecting on 2024 community association legislative trends and gearing up to predict 2025 industry trends as Congress reconvenes in Washington D.C. Six state legislatures are back in to complete their 2024 legislative sessions, and eight states have started pre-filing legislation for their respective upcoming 2025 state legislative sessions.

During the 2024 state legislative sessions,  statehouses across the United States introduced more than 76,765 bills (147,660 including carryovers) and enacted over 14,088 bills during the first six months of this year, according to Quorum.

Seventy eight percent of state officials are facing elections this year, including 11 governorships. This year, CAI Advocacy tracked more than 1,200 bills impacting the community association industry across 46 state legislatures in active session.

All 50 states will convene legislative sessions beginning in January. CAI’s Government and Public Affairs team tracks legislation throughout the year at the federal, state, and local level. CAI analyzes community association legislative and policy trends impacting the industry to prepare resources for CAI’s legislative action committees.

  • Foreclosures and fining authority.
  • Access to affordable insurance and risk management.
  • Board member education and training.
  • Building inspections and maintenance.
  • Dispute resolution.
  • Community values: i.e., solar panels, electric vehicle charging stations, landscaping requirements, etc.
